A Comprehensive Renovation
Across Every Level

This Bloomington property required a broad, system-level renovation across both floors. The kitchen needed countertop and backsplash updates to bring it in line with current buyer expectations. Both bathrooms — one a dark, deteriorated basement bath and the other gutted to the studs — required full rebuilds from scratch. The basement family room had stained, worn tile and dated finishes throughout.

On the exterior, a new roof was installed on the house along with a complete exterior repaint — two high-visibility upgrades that dramatically improve first impressions and buyer confidence. A new garage door opener and overhead door were added. The yard received a full cleanup.

Inside, the original hardwood floors were fully restored throughout the main level — a significant value-add that preserves the character of the home. New carpet and LVP were installed where needed. Fresh paint and all-new light fixtures refreshed every room. The entire HVAC system was replaced with a new AC, furnace, and water heater, and ducts were cleaned.

This project took 43 days — a longer timeline reflecting the breadth of exterior and mechanical work involved — for a total investment of $130,558 across 2,422 sq ft.
