A Detailed Property Assessment
Before You Commit

The Critical Property Analysis is a professional, in-person assessment of your property — whether you already own it or are evaluating a potential acquisition. We walk the entire property, evaluate every major system and space, and deliver a clear written report that tells you exactly what you're looking at.

The report covers scope of work, preliminary budget ranges, risk factors, and a realistic timeline. You'll have the information you need to decide whether to move forward with a full renovation — and if you do, the $500 CPA fee is credited toward your project cost.

The CPA is available to all client types — real estate investors evaluating a purchase, agents preparing a property for sale, and property owners deciding what to do next. If you don't yet have a specific property, you can still start a conversation and get a sense of what the process looks like.

No sales pressure. No commitment required. Just an honest professional assessment and a written report you can use.

What the CPA Delivers

Every Critical Property Analysis includes all of the following, delivered as a written report within a few business days of the walkthrough.

01

Scope of Work

A clear outline of every renovation item identified during the walkthrough — broken down by area of the home. What needs to be done, what's recommended, and what's optional.

02

Budget Range Estimate

Preliminary budget ranges for the full scope. Not a binding bid — an informed estimate based on real project experience in the Twin Cities market, sized to your actual property.

03

Risk Factors & Unknowns

Every property has hidden variables. We flag the items that could change the scope or budget — deferred maintenance, aging systems, permit concerns, or structural questions that need attention.

04

Realistic Project Timeline

How long a project like this typically takes — from start to completion — based on the scope identified. Helps with planning, financing decisions, and listing timelines.

The CPA Is Available to All Client Types

You don't need to have already decided to renovate. The CPA is designed to give you the information you need to make that decision confidently.

Real Estate Investors

Evaluating a property before making an offer or committing to a renovation. Know what you're getting into before the purchase closes.

Real Estate Agents

Preparing a property for sale and need a professional renovation assessment to advise your clients on what's worth doing before listing.

Property Owners

Deciding whether to renovate and sell, rent, or hold. A CPA helps you understand the investment required and what return to expect.

Frequently Asked Questions

How do I order a Critical Property Analysis?
Submit your property information through our intake form. Select or mention the CPA when you fill it out, or simply call us at (612) 315-9751. We'll confirm availability, schedule the walkthrough, and collect the $500 fee before the visit.
Does the property need to be vacant?
Yes — consistent with our renovation services, the CPA is conducted on vacant properties only. If your property is currently occupied, reach out and we can discuss timing.
When do I get the written report?
The written report is typically delivered within 2–3 business days of the on-site walkthrough. We'll confirm the timeline when we schedule your appointment.
Is the $500 fee refundable?
The CPA fee is non-refundable, but it is fully credited toward your project cost if you move forward with Fix and Flip Minnesota as your renovation project manager. You're essentially paying for the assessment and getting it back at close of project.
Do I have to commit to a renovation after the CPA?
No obligation. The CPA is designed to give you the information you need to make a confident decision — whether that's moving forward, adjusting your plans, or deciding to wait. We don't pressure clients to proceed.
What if I don't have a property yet?
If you're still exploring or don't yet have a specific property, start with our General Interest form instead. We can walk you through how the process works and help you understand what to look for when evaluating a property.
What counties do you serve?
We serve properties within 30 miles of Minneapolis — Hennepin, Ramsey, Anoka, Washington, and Dakota counties.
