This Minneapolis property was a historic home in need of a comprehensive, top-to-bottom rehabilitation. The scope was among the most extensive we've managed — touching every major system in the house, adding two new bathrooms, finishing the basement, restoring original hardwood floors, replacing the roof, and upgrading all mechanical systems.
The kitchen was stripped to the studs and fully rebuilt with new cabinets, granite countertops, and stainless steel appliances. A new ¾ bath was added on the second story to create a proper master suite — a space that didn't previously exist. The basement was finished with a bonus room, ¾ bath, and family room, meaningfully expanding the home's livable square footage.
On the systems side, all new ducting, AC, furnace, and water heater were installed, along with a new roof on both the house and garage. Virtually all windows were replaced — preserving only the original vintage piano windows as a nod to the home's historic character.
We completed this full rehabilitation in 76 days for a total investment of $230,868 — coordinating every trade from a single point of contact, with zero contractor management required from the owner.
Every item below was managed, coordinated, and completed by Fix and Flip Minnesota — from scope development through contractor oversight to final walkthrough.
